Buying a home is a big decision. A really big decision. Sometimes home buyers learn what they want as part of the process. And that’s okay with me.
I had an interesting meeting today with a really nice couple who I have grown to like quite a bit. That’s really neat by the way… running a business where you get to deal with clients that you end up friends with.
We had been on about three days of looking at homes that was put on hold about two weeks ago. They seemed all ready to make an offer on a home that was at the upper end of their price range. Then they just pushed the pause button.
In our meeting today they explained that maxing out their budget made them uncomfortable. Like I said, I have grown to like this couple and quite frankly maxing out their budget made me uncomfortable too.
My clients were a bit apprehensive about telling me they had decided to buy a less expensive home. I was relieved they were telling me. I could really feel their relief too.
They said they felt bad that we had spent time looking at homes they were not going to buy. I told them that it was okay. Sometimes this is actually part of the process. If they had not looked at the more expensive homes, they would not have been able to be so clear on what they really wanted.
Now we will simply get a fresh start in a new price point. We’ll have to dial the expectations down a bit on how much house that will buy them, and they are okay with that.
You see, most of the time, clients who I develop a relationship with end up referring several friends and family members to me each year and they always end up calling me to sell their home when they are ready to move. This probably will not happen if I let them get into a situation they haven’t thought out completely.
Now everybody wins.
My home buyers will get a great home that meets their needs. They will not find themselves under financial pressure in the days ahead. That’s a really good thing.
I will still get a sale. That’s a good thing too. I need to eat.
In the next year I’m betting I will get at least one referral from this couple… maybe two. Probably to someone they care a great deal about. Then I get to do this all over again. I’ll get to help someone else make a great decision about the home they should buy.
