North Raleigh Homes For Sale - Bedford Still Going Strong

The Bedford neighborhood in North Raleigh has been one huge success story. This neighborhood has won multiple awards for design and planning. Once you visit Bedford, you’ll understand why.
The neighborhood is full of tree lined streets, sidewalks on both sides of the street, parks and common areas, ponds, walking trails, a community center with swimming pools and tennis courts. There is even a four sided clock in an old fashioned town square. Just hang out for a bit and you will see kids playing in the parks, adults running and walking dogs. People stopping by a neighbor’s porch to chat for a while. Yes, the old fashioned community feeling is alive and well in Bedford.
And don’t fret if you have been on the fence waiting to buy a home in this great community. There are plenty of opportunities left and the neighborhood amenities just keep on getting better and better.
The latest phase of Bedford is now open and there are about 20 homes in inventory at any given time. The first phases of Bedford sold really well despite a common comment that the yard sizes were a bit on the small size. However, the developer has listened to the feedback and responded with larger lot sizes in the new phase.
Home sites are now 1/3 acre minimum with some cul-de-sac lots measuring even bigger. There are even basement lots available. Almost unheard of in the Raleigh real estate market.
There are some brand new neighborhood amenities on the way that will make Bedford an even more convenient place to live. A new commercial center is under construction near the clock tower. There will be a day care center, fitness center and an Italian restaurant for starters. Once these things take off, who knows what will be next.
Home prices for finished inventory range from $217,000 for townhomes to $700,000 for some incredible homes with tons of custom details. North Wake Landfill Closing This Spring | Falls River Homeowners Hardly Knew It Was There

Falls River property values were never really affected by the presence of the massive North Wake Landfill. A testimony as to how careful neighborhood planning, and a modern landfill, make for a peaceful existence between such unlikely neighbors.
Falls River in North Raleigh has been an interesting kind of experiment for our market. It was one of the first neo-classic neighborhoods built on such a large scale in our area. It was also built right beside of a very large landfill. The landfill was there first, so the developers knew what they were getting involved in.
I’m sure that there were some potential home buyers who were turned off by the whole idea of living so close to the dump. However, several factors made it almost a non-issue.
First, you never could really smell any odor. The technology used made sure that there was no foul smell. Secondly, you could not see it from most of the neighborhood. There were a couple of distant views only in the fall when the trees lost their leaves.
My wife and I purchased a home in Falls River back in 1998 and sold it in 2006. We made a 52% profit on our original purchase and sold our home in 3 weeks! The landfill was, of course, still operational when we sold.
We loved the neighborhood and sometimes wish we were still there. The tree lined streets, the craftsman style of the homes, the large front porches, the parks… I could go on and on. And a very convenient location too!
Here is the average sell price for Falls River homes over the past 5 years

In 2005, 109 Falls River homes sold for an average of $265,237

A Personal Testimony

North Raleigh Real Estate | Bedford Homes for Sale

Last week I did an article on Falls River homes for sale and received lots of requests for a similar post on activity in a sister neighborhood, Bedford. So, here’s your Bedford homes for sale update.
Price appreciation is a little hard to estimate in Bedford right now because the community is so new. In 2004, there were 255 homes sold in Bedford at an average price of $286,468. Compared with the YTD home sales shown below, that looks like a $83,517 (29%) increase in average sell price, over a 3 year period. Just keep in mind that this number could be skewed somewhat simply by builders choosing to build in higher price points. That being said, Bedford seems to be appreciating at or just ahead of the Raleigh real estate market in general.

Raleigh Gets Trader Joe’s

Finally, clients relocating to Raleigh won’t have to give up their weekly trips to Trader Joe’s! It’s been rumored for months, but now it’s official. Trader Joe’s is opening a store in Raleigh. The specialty grocer has confirmed that it will open the Raleigh store in Holly Park shopping center, which is located on Wake Forest Road near I-440.
All the company is saying right now is that the store will be approximately 12,000 square feet and will open by 2009. I’m sure many of the loyal Trader Joe’s fans who have moved here from other parts of the country they served will be pleased when the store opens. I hope they hurry!
This will actually be the third Trader Joe’s location in the Triangle area. I think this says good things about our area! There is also a store in Cary and one in Chapel Hill. I personally don’t live close enough to the Cary location to make it a regular stop for day-to-day shopping, but the time or two that I have stopped in, I was quite impressed. The store was full of great foods, many of which cannot be found in the more traditional grocery store.
Trader Joe’s is regarded as an upscale grocer and this should be really good for the Holly Park shopping center. The strip style shopping center has languished for years without any big draw names. Trader Joe’s could change that. And it doesn’t hurt that the shopping center was purchased a few months ago by Lat Purser & Associates who has plans to give the center a much needed overhaul.
The renovated shopping center could easily serve home owners from Raleigh’s Inside the Beltline area and Midtown neighborhoods. Any comments from readers in cities where Trader Joe’s is located?

Raleigh Homes for Sale - Monday Morning Update

Good Monday morning everyone! Here’s your weekly market stats for Raleigh homes for sale.

There’s still lots of good inventory out there. And interest rates remain very good with an anticipated rate cut likely to result from the Federal Reserve FOMC meeting this Tuesday. This remains a very good time for buyers to purchase a wonderful home AND participate in a healthy real estate market with very good return on investment.
I’ve had several requests for sales data that shown price trends, so I came up with a chart that illustrates the increase in average sell price over the past 24 months. Here’s the chart that contains the data for homes sold in Raleigh, North Raleigh and Inside the Beltline.

Keep in mind that this is NOT resale appreciation. At least not exactly. This data contains information on new construction homes which is currently about 1/3 of the Raleigh real estate market. New construction data can skew the results simply because builders choose to build more or less expensive homes. In our market they are choosing more expensive, over time. Which is kind of what you would expect in a healthy market.
This does, however, give us a clear indication that prices are increasing at a very manageable level. There are no indications that this trend will end any time soon in Raleigh.
It’s a great time to sell because you can realize a very good profit based on the price you likely paid just a few years ago.
It’s a great time to buy because waiting will likely mean you will pay a good 6–7% more twelve months from now. And purchasing now gets you in the game at a very good time to benefit from future appreciation.

Bedford Offers Real Community Feel in North Raleigh

When I’m helping a client relocate to Raleigh one of the first things they say is they want a really nice neighborhood. When we start to define what that means to them, invariably the list of wants includes things like community pool and tennis, sidewalk and walking trails, and friendly community atmosphere. The award winning Bedford neighborhood in North Raleigh delivers all this and much more.
Bedford is in a great North Raleigh location just north of I-540. It is near shopping, entertainment, health care facilities, and just a modest drive down I-540 will take you to Research Triangle Park (RTP) and the airport. Bedford is one of the larger of several residential neighborhoods in this general area. This medium density of residential homes is just the right amount to attract lots of the conveniences that today’s home buyers are looking for.
