<p>Heritage Wake Forest has just announced brand new homes in the sub $300,000 price point.  As a matter of fact, prices in this <strong>new section of Heritage are as low as $220,000</strong> for a 1927 square foot detached single family home with an unfinished walk up attic.</p>
<p><img class="alignright size-full wp-image-1740" title="forgotten-pond-park" src="http://www.raleighrealestatetalk.com/wp-content/uploads/2010/04/forgotten-pond-park.jpg" alt="" width="200" height="150" />And just in case you&#8217;re thinking that these new homes are stuck away in some remote, less desirable part of Heritage Wake Forest, think again.  They are located in a very visible area near one of the neighborhood&#8217;s cornerstone features &#8211; Forgotten Pond.</p>
<p>The builder, Terramor Homes, is planning to do spec homes at a pretty aggressive pace, given the still slow <a title="Raleigh real estate market for Spring 2010" href="http://www.raleighrealestatetalk.com/2010/04/05/spring-real-estate-market/" target="_self">Raleigh real estate market</a>.  The photo at the beginning of this article shows four spec homes of which 3 are already sold.  Some smart home buyers are even beginning to do pre-sales to make sure they get the lot of their choice.</p>
<p>Heritage Wake Forest has traditionally been a $350,000 plus neighborhood with some of the larger custom homes priced over $700,000.  Plans to build these large, highly custom homes have not been abandoned. But a conscious decision has been made to address one of the hottest areas of our market, the sub $300K price point, which accounts for <a title="Homes under $300K are selling" href="http://www.raleighrealestatetalk.com/2010/04/08/how-is-the-raleigh-real-estate-market/" target="_self">75% of all sales in Wake County</a>.</p>
<p>In the past two weeks I&#8217;ve already shown these new Heritage Wake Forest homes to several clients and have one who is planning to either do a pre-sale or try to catch one of the new spec homes coming out of the ground in the next 30 days.  My prediction is that this area will sell out fast and the developer at Heritage Wake Forest will have to give serious thought to allocating another part of the neighborhood to this price point.</p>
<p>Of course the decision to build this product was made based on market conditions.  If those conditions change, and the market shifts back towards higher a volume of large, high-end, custom homes, this could be a limited time opportunity to get into this sub $300K price point in such a fantastic neighborhood.</p>

</p><p>One of the things I hear from lots of clients is that today&#8217;s homes just don&#8217;t have the character they are looking for.  If character is what you want, you might want to consider purchasing an older home in one of Raleigh&#8217;s more established neighborhoods.</p>
<p><strong>One of the best spots in Raleigh for this is known by the locals as Inside The Beltline.</strong> Many homes in this area  range from turn of the century to the mid 50s and are guaranteed to give you the perfect canvas for a successful remodel project.</p>
<p>I just listed and sold such a home on Lake Boone Trail.  It was built in 1953 and was definitely full of character.  My client inherited the home from his parents and it was in serious need of updating.  This great old home was the perfect remodel candidate.</p>
<p>From the real hardwood floors hiding under dated carpet, to the unique architectural style, to the beautiful brick retaining wall out back, to the amazing location, this home offered huge potential for the right buyer.</p>
<p>Prior to listing we had a home inspection completed and then got quotes for repairs and improvements from several of the area&#8217;s best contractors.  This went a long way to ease the uncertainty that buyers might have about such an old home.  Since the seller wanted to sell as-is and did not want to invest in any of the repairs himself, we had to lower the price a little bit, but eventually ended up with multiple offers.</p>
<p>My best guess is that the person who ended up buying this home could do a complete remodel and end up building at least $50-75K of equity for themselves.  And they will have a one of a kind, beautiful home in one of the most sought after locations in Raleigh.</p>

			<content:encoded><![CDATA[<p></p><p>Despite the sluggish real estate market, sales of new homes at Highland Creek by Centex have been remarkably good.  One of the reasons why might be the commitment to open the 11,000 square foot resident&#8217;s lodge and 8-lane junior olympic sized pool in 2009.</p>
<p>The resident&#8217;s lodge opened early this year and the grand opening for the pool is scheduled for May 30th.  The resident&#8217;s lodge at Highland Creek has a fully equipped fitness center, a grand hall area, a gameroom complete with a pool table, card tables and fooze ball tables.  Sounds like fun, huh?</p>
<p>Residents at Highland Creek have access to all this, plus a full time Lifestyle Coordinator who plans some really neat activities for the community.  These activities include recipe exchanges, casino night, golf clinics, adult kickball (that could be dangerous!), holiday themed parties, kid activities, and more.</p>

			<content:encoded><![CDATA[<p></p><p>Downtown Apex is a very nice, quaint, small-town North Carolina downtown area.  As a matter of fact, it&#8217;s listed on the <a title="national register of historic places" href="http://www.nr.nps.gov/iwisapi/explorer.dll?IWS_SCHEMA=NRIS1&amp;IWS_LOGIN=1&amp;IWS_REPORT=100000039" target="_blank">National Register of Historic Places</a>.  There are antique stores, old fashioned soda shops, and shops like the Tobacco and Mule Exchange.  Sprinkle in a little culture over at the Halle Cultural Arts Center and great restaurants like <a title="peak city grill and bar" href="http://www.thepeakcitygrill.com" target="_blank">Peak City Grill and Bar</a>, and you have a perfect blend of historic charm and interesting things to do.</p>
<p>Sounds great, doesn&#8217;t it?  Well, in the very near future, this area will be expanded with modern commercial, retail, and residential buildings.  That&#8217;s right.  The Villages of Apex is well under way!</p>
<p>The Villages of Apex will occupy a very large tract of previously undeveloped land just north of the existing downtown Apex area stretching up to US-64.  (<a title="map of location for villages of apex" href="http://maps.google.com/maps?f=q&amp;hl=en&amp;geocode=&amp;q=n+salem+street+%26+old+raleigh+road+apex+nc&amp;sll=35.737047,-78.848147&amp;sspn=0.006305,0.01369&amp;ie=UTF8&amp;ll=35.735697,-78.849038&amp;spn=0.006305,0.01369&amp;z=17" target="_blank">Click here and zoom out for a map</a>) Great care has been taken to ensure that the new buildings and development will compliment the existing downtown area.  The City of Apex is said to have worked closely with the developer to come up with a plan that makes what they already have even better.</p>
<p>There will be Class A office space within walking distance of residential homes.  Townhomes over retail shops and condos over cafes, coffee shops, and specialty boutiques are examples of what this urban village will look like when complete.  Great restaurants, shops, and store are all just a short walk away.</p>
<p>There will also be single family homes built by some of the areas finest custom builders.  Plans also call for a private school and an amenities center  that includes a fitness center, aerobics, and a pool.  There will be lots of green space with a community park and walking trails throughout.</p>
<p>Personally, I&#8217;m glad to see something like this coming on such a large scale.  I get requests from buyers for this kind of thing all the time.  Especially people relocating to the Raleigh area who may be coming from an area where urban living is prevalent.   Until now, downtown Raleigh was really the only choice for the urban lifestyle.</p>

If you’ve always wanted to be in this awesome community and were afraid it might sell out before you were ready, fear not.</p>
<p>In addition to the 121 new construction homes in inventory right now and the 67 re-sale homes, over 200 brand new lots have just been released.  Opportunities for new homes for sale in Heritage will be going on for a while.</p>
<p>The other neat thing I found out is there is a brand new park with a very nice pond feature that is just about complete.  I drove by it and it will be an really nice park area for the neighborhood.  I didn’t have time for photos, but I promise to take some in the next few days and write another article.</p>

It is a small neighborhood of 64 home sites called Bellemont at Cary Park.  I was just there at a broker open house a few weeks ago and was quite impressed.</p>
<p>Piccola Builders is building custom homes at Bellemont with lots of attention to detail.  Prices start in the mid $300s.  These homes feature upgrades such as screened porches, unfinished walk-up attics, tankless water heaters, granite countertops, gas stoves, trey ceilings, hardwoods in the living areas, and ceramic tile in the bathrooms.  Some homes even have basements.  A rare find in our market.  The models we toured feel well built and look great.</p>
