North Raleigh Homes For Sale - Bedford Still Going Strong

Bedford Clock TowerThe Bedford neighborhood in North Raleigh has been one huge success story. This neighborhood has won multiple awards for design and planning. Once you visit Bedford, you’ll understand why.

The neighborhood is full of tree lined streets, sidewalks on both sides of the street, parks and common areas, ponds, walking trails, a community center with swimming pools and tennis courts. There is even a four sided clock in an old fashioned town square. Just hang out for a bit and you will see kids playing in the parks, adults running and walking dogs. People stopping by a neighbor’s porch to chat for a while. Yes, the old fashioned community feeling is alive and well in Bedford.

And don’t fret if you have been on the fence waiting to buy a home in this great community. There are plenty of opportunities left and the neighborhood amenities just keep on getting better and better.

Bedford Wainright CollectionThe latest phase of Bedford is now open and there are about 20 homes in inventory at any given time. This new phase is called the Wainwright Collection and features some of the area’s very best builders. Well known custom builders such as Houseman, Woodard, Tingen, CityScape, Rice, and Timberline are building some really great homes that will keep the Bedford building tradition going for a few more years.

The first phases of Bedford sold really well despite a common comment that the yard sizes were a bit on the small size. With a neighborhood design such as Bedford, with so much common area and walking trails and sidewalks, small lot sizes have worked much better that you might think. However, the developer has listened to the feedback and responded with larger lot sizes in the new phase.

Home sites are now 1/3 acre minimum with some cul-de-sac lots measuring even bigger. There are even basement lots available. Almost unheard of in the Raleigh real estate market.

There are some brand new neighborhood amenities on the way that will make Bedford an even more convenient place to live. A new commercial center is under construction near the clock tower. There will be a day care center, fitness center and an Italian restaurant for starters. Once these things take off, who knows what will be next.

Home prices for finished inventory range from $217,000 for townhomes to $700,000 for some incredible homes with tons of custom details. North Raleigh Real Estate | Bedford Homes for Sale

bedford estate homeLast week I did an article on Falls River homes for sale and received lots of requests for a similar post on activity in a sister neighborhood, Bedford. So, here’s your Bedford homes for sale update.

Price appreciation is a little hard to estimate in Bedford right now because the community is so new. In 2004, there were 255 homes sold in Bedford at an average price of $286,468. Compared with the YTD home sales shown below, that looks like a $83,517 (29%) increase in average sell price, over a 3 year period. Just keep in mind that this number could be skewed somewhat simply by builders choosing to build in higher price points. That being said, Bedford seems to be appreciating at or just ahead of the Raleigh real estate market in general.

Bedford Offers Real Community Feel in North Raleigh

ClockTowerWhen I’m helping a client relocate to Raleigh one of the first things they say is they want a really nice neighborhood. When we start to define what that means to them, invariably the list of wants includes things like community pool and tennis, sidewalk and walking trails, and friendly community atmosphere. The award winning Bedford neighborhood in North Raleigh delivers all this and much more.

Bedford is in a great North Raleigh location just north of I-540. It is near shopping, entertainment, health care facilities, and just a modest drive down I-540 will take you to Research Triangle Park (RTP) and the airport. Bedford is one of the larger of several residential neighborhoods in this general area. This medium density of residential homes is just the right amount to attract lots of the conveniences that today’s home buyers are looking for.

As far as the homes for sale in Bedford… there is something for just about everyone. There are townhomes that start in the $150s all the way up to estate homes at almost $1 million. And there are lots of choices in between too. Currently there are 120 homes listed for sale in Bedford. Of those, 61 are new construction.

Bedford is a very well thought out community and has won dozens of national and state level Home Builders Association awards such as Community of the Year, Master Planned Community of the Year, and numerous Parade of Homes awards year after year.
